d) Unit owners arrears: Delinquent arrears for units 1-B, 4-E, and 3-J have moved to the building’s attorney for collection. All building costs related to legal costs and collection will be added to the outstanding balances of these units. Since Unit 6-D had not been billed since their purchase in March 2007 and TKR management had not accurately kept track of the outstanding balance for prompt action by the board, the board agreed to offer the owner a payment schedule of $6,000 (payable within one week of legal notice) with additional $3,000 and all legal costs payable by August 31, 2008. If this offer is not accepted within the 1-week period, legal will move for a complete collection with all interest and legal expenses. Board treasurer Michael D’Angelo will work with Linda Romolo to assure that this notification is properly delivered and the building’s attorney acts accordingly to Highview policy.

e) Special Assessment: As approved at the June board meeting, Wentworth has notified unit owners that Special Assessment for August-December will begin to appear on August 1, 2008 billings.

f) Monthly financial report: Since management’s financial reports of the previous month have not been available by the regular board meeting now held on the third Tuesday of the month, the board voted to move regular board meetings to the fourth Tuesday of the month effective September 2008 at the recommendation of Debbie Shapass. The previous month’s financial report will be distributed to officers by email one week prior to the monthly board meeting. Accordingly the August financial report (closing 08/31/08) will be distributed by email by 09/16/08 for discussion at the regular board meeting on 09/23/08.

If Salamon declines to bid, the Board will conduct vote on whether to accept Becht bid by email next week.
