Highview Condominium II The fourteenth meeting of the 2006-2007 Highview II Board of Directors was
called to order at approximately 7:45 p.m.by Richard Re, President. Board members in attendance: Miriam Biren, Victor Bellini, Robert Boynton,
Joseph Cann, Marjorie Cannon, Stacey Cohen, Nora Colford, Al Lamoglia, and
Richard Re. There was no one in attendance from TKR Property Services. 1) Minutes: Minutes of the October 16, 2007 meeting were approved. 2) New management: In review of a special board meeting on October 24,
2007, the Board approved Wentworth Property Management on 10/24/07 as the
building’s new management company. This followed the board’s decision in
September 2007 to replace TKR with new management and interviews with three new
candidates on 09/27/07, 10/03/07, and 10/17/07. Once the new contract was
reviewed by the building’s attorney and signed, TKR was notified by Certified
Mail of the board’s decision on November 1, 2007; thereby providing 60 days
notice as required by the contract in case of termination. 3) TKR’s remaining management responsibilities: The board discussed
TKR’s responsibilities through 12/31/07. Since TKR remains the building’s
sole management through 12/31/07, concern was expressed for TKR’s unexcused
absence from the current meeting. And as no one attended from TKR, there were
neither management/financial reports nor project updates available for board
consideration. 4) Completion of renovation work in super’s apartment: There was
discussion of the renovation work in progress in the super’s apartment. The
new kitchen cabinets delivered on 10/30/07 and new dishwasher was picked up on
11/16/07. Once the super has installed the dishwasher and cabinet installation
is completed, the new counter top will be ordered and templated by Home Depot.
Once the template is completed, delivery of the countertop will be approximately
two more weeks. Concern was expressed for the possible final cost of the renovation work, but
since TKR was not present, the total cost of renovation work was not available
at meeting. Work has included bathtub resurfacing, painting entire apartment,
floor refinishing, wall tear-down, kitchen cabinets, ceramic tile floor in
kitchen, AC unit replacements, part-time workers assisting the super with the
work, and electrical circuit repairs by professional electrician. It was
apparent that the previous super had made a number of changes in the apartment’s
electrical circuits. 5) December holiday party: The board approved a budget of $600 for the
December Holiday Party. The event will take place on December 13, 2007 at 7:30
p.m. 6) Christmas bonuses: The board approved bonuses for super, weekend
super, and Sanitation collection workers. It was noted that with respect to the
building super, the board’s bonus is specifically for his service to
management and should not be thought by residents to replace whatever tips they
choose to give him for the year as well. 7) Local Law 11 inspection progress: Since TKR management seems to be
missing-in-action, Rich Re will call Tim Sullivan at Becht Engineering for a
Local Law 11 inspection update. The meeting adjourned at approximately 8:00 p.m. Minutes submitted by Robert Boynton, Secretary
