approximately 7:30 p.m. by Donald LaPalme, President.

Donald LaPalme. Board members

Skonieczny. Michael D'Angelo

1)
Building maintenance staffing.
On December 1, 2014, Building Super Chris Brighina resigned effective December
15, 2015. According to the contract
signed when hired in May 2009, he will vacate his apartment within 30 days.
2)
Building Superintendent: The
Board discussed staffing needs and the written job descriptions of building
super and weekend porter. In review
of super's position: 40 hour work
week (Monday-Thursday, 8:00 a.m. - 4:00 p.m.; Friday, 8:00 a.m. - 5:00 p.m.;
Saturday 8:00 a.m. - 12:00 p.m.), six holidays, two weeks of vacation (three
weeks of vacation after five years, four weeks after ten years), unfurnished, one-bedroom apartment with
utilities (heat and cooking gas), single indoor parking space, health and
disability insurance, five sick days per year, and two personal days per year.
There is a $75/month allowance for cell phone and the super must remain
available to management 24/7.
The Board agreed to move electrical
wiring from super's apartment for the building's entrance system to a dedicated
circuit in compactor room. By email,
Board approved contractor's estimate for data re-wiring and related hardware.
Board is still awaiting bids for adding new dedicated electrical circuits
for entrance system and video security system.
Once the electrical circuit changes are completed, there will be no
reason for the current $75/month allowance towards super's electrical bill and
this benefit will no longer be a benefit of the super's employment package.
In all other respects the position's description of benefits and
responsibilities will remain unchanged.
3)
Building Porter: The job
description for the porter was discussed.
This is a Sunday morning clean-up, refreshing common areas (elevator,
lobby, laundry room, chute rooms, recycling area, garage, sidewalk litter) and
processing of compactor garbage. As
residents are home from work on weekends, weekend cleaning is limited to
refreshing common areas rather than engaging in larger projects that may create
more disturbance to residents.
4) In
order to assure 7-day a week coverage, the Board decided to hire a temporary
porter to supplement whatever days the current weekend porter is not available.
Don LaPalme will discuss with management.
Coverage issues discussed include boiler management, water filter
maintenance, water and sewer emergencies, snow removal, moves ins and outs
emergency contact for residents, and notification of current emergency contact
procedures for all residents. It was
noted that management will be placing a notice under all resident doors by Chris
Brighina's last day (today).
5) The Board discussed process
of hiring super. management will
conduct preliminary interviews of candidates and perform background checks.
Board will then interview viable candidates.
Finalist will be subject to background and credit check prior to being
formally offered the position.
6)
Financial Report: The Board
discussed FY2014 and FY2015 budgets.
Continuing discussion of special assessment and/or building loan.
The Board approved budget for FY2014.

expenses of renovation and repair work to be passed along through a Special
Assessment or building loan during the year.

action items: The meeting's actions
and cumulative action plan were reviewed.
